School Estate Transformation: Thermal Refurbishment Project

RAAC Remediation at Diocese of St Albans MAT
Reviewing the Education Estate Strategy

Project

A school within a multi-academy trust had suffered from years of neglect under local authority management. The buildings were visually unappealing, lacked thermal insulation and created an uncomfortable environment for students and staff.

Without cavity wall insulation, heat was lost rapidly, resulting in cold classrooms and excessive energy consumption. This placed unnecessary strain on the school’s operational budget, diverting funds away from educational priorities.

Following acquisition into the trust, leadership identified an urgent need for comprehensive refurbishment. The project needed to improve aesthetics, thermal performance and energy efficiency within a £200,000 budget and 10-week programme.

Approach

BTG Eddisons was appointed to provide design, project management, contract administration and principal designer services. We developed a comprehensive scheme focused on transforming the building envelope to address visual and thermal performance issues.

The project included external improvements and cavity wall insulation throughout the building envelope. Works were carefully phased across 10 weeks to allow the school to remain operational. RISS Ltd was appointed as principal contractor following competitive tender, with BTG Eddisons maintaining close oversight throughout delivery.

We coordinated with school leadership to manage site logistics, maintain safe access and minimise disruption to teaching areas. All works met current building regulations and aligned with the trust’s sustainability objectives.

Results

The refurbishment has delivered transformational improvements. The school now presents an aesthetically pleasing environment that supports student wellbeing and community pride.

Cavity wall insulation has created a substantially warmer learning environment with improved thermal comfort throughout. Heat retention has increased significantly, reducing energy consumption and utility costs. These savings can now be reinvested into frontline educational services.

The project represents major progress in the trust’s sustainability agenda, delivering substantial carbon emission reductions and contributing to environmental goals across the estate. Successful delivery within budget and programme demonstrates that comprehensive improvements can be achieved without compromising educational continuity.

“This project exemplifies how strategic investment in building fabric can transform both the learning environment and operational efficiency. By addressing fundamental thermal deficiencies, we have created a warmer, more sustainable building that delivers ongoing financial savings whilst supporting the trust’s environmental commitments.”
